Terracap first acquired the Brooks Landing Shopping Centre in 2004, during a period of transformation for the property. Originally developed as an interior mall, it faced significant and persistent vacancies that prompted its conversion into an exterior, grocery-anchored retail center. This strategic redevelopment addressed market challenges and positioned the property for long-term success.
Since Terracap's acquisition, the centre has consistently maintained close to 100% occupancy, reflecting both the strength of the management team and the appeal of the location. Brooks Landing is situated in Nanaimo, on Vancouver Island, British Columbia, just one kilometre from the ferry terminal on the main access road. Its strategic location also benefits from proximity to schools, public transportation, and key government buildings.
At the time of purchase, Nanaimo was considered a stagnant, secondary market. However, Terracap anticipated that the economic momentum from the thriving Victoria market would eventually extend to Nanaimo. This foresight, combined with dedicated property management and an improved local economy, has allowed the centre to evolve into a vibrant, full-service shopping destination.
